When people ask what SELVA & Co Realty actually gives me that I couldn't do alone, my honest answer isn't marketing material or listing inventory. It's the people. Years in this market, working alongside the same group of professionals, means that by the time you and I are deep in a transaction, I already know exactly who to call — and, more importantly, who to trust.
Real estate in the Riviera Maya isn't a one-person job, whatever the sign outside a listing might suggest. A safe purchase leans on a small group of specialists who each catch something the others can't. Being part of a group like SELVA has meant getting to know that group personally, deal after deal, instead of looking them up when I need one.
The notary
In Mexico, a notary public isn't an administrative rubber stamp — they're the legal official who certifies your fideicomiso, verifies the title, and registers the transaction. Working repeatedly with notaries who move efficiently and communicate clearly has, more than once, been the difference between a closing that happens on schedule and one that drags for weeks over a document that could have been requested earlier.
The lawyers
I'm not your lawyer, and I never try to be. But I can tell you which lawyers in this market actually specialize in foreign buyer transactions versus which ones are generalists taking on real estate as one of many practice areas. That distinction matters more than most buyers realize until they've seen it go wrong for someone else.
Escrow officers
Your deposit shouldn't sit anywhere you can't clearly account for. Working with escrow officers I've used on multiple past deals means I know how they communicate, how quickly they respond, and how they handle a hiccup — because there's almost always a small one. Predictability at this stage is worth more than people expect going in.
Appraisers
An honest valuation protects everyone in the transaction, buyer included. Knowing appraisers whose numbers I trust — because I've seen their work hold up deal after deal — means you're not relying on a number pulled out of thin air to justify a price.
What this actually means for you
None of this shows up in a listing photo. But it's most of what determines whether a transaction closes cleanly in three months or drags on for eight while something unexpected gets sorted out after the fact. When I say I'm a buyer's agent, this network is a large part of what that promise is actually built on.
Curious how this plays out on an actual purchase? I'm happy to walk you through a real example.
