I get asked a version of this question in almost every first conversation with a client: why here, specifically? Why not somewhere else in Mexico, or somewhere else entirely? The honest answer took me a few years of actually living on this coast to arrive at.

I lived in Cancún first. It's where I started, and it's a good place to understand what large-scale tourism infrastructure looks like up close — the hotel zone, the airport traffic, the sheer volume of people passing through on any given week. It taught me a lot about this region's economy, but it never quite felt like a place I wanted to put down roots.

Playa del Carmen: where I actually live

I live in Playa del Carmen now, and it's a deliberate choice, not a default. It has what Cancún's hotel zone doesn't: an actual town, with residents, routines, and a version of daily life that isn't organized entirely around tourism, even though tourism is very much part of its economy. La Quinta Avenida gets the postcard attention, but a few blocks back there are neighborhoods, schools, local markets — the texture of a place people actually live, not just visit. That's the Playa del Carmen my clients move to, more often than the one in the brochures.

Tulum: where I go to unplug

And then there's Tulum, where I spend most of my weekends, occasionally stretching into a few days when work allows. It's a different register entirely — slower, quieter, more deliberate about its own pace. I don't work out of Tulum, but I know it well enough to speak honestly about it with clients who are considering it, because I've spent enough unhurried time there to understand what it's actually like to live with, not just visit.

What living across all three has taught me

Most buyers arrive with a single mental image of "the Riviera Maya" — usually built from a week-long vacation. Having actually lived across this coast, I can tell you that image collapses fast once you're here for more than a week. Cancún, Playa, and Tulum are three different rhythms of life, thirty to ninety minutes apart, and the right one for you depends entirely on what kind of life you're actually trying to build here — not just what looked good in the photos.

That's the perspective I bring to every conversation with a buyer: not just which listing fits your budget, but which town actually fits the life you're picturing when you imagine living here.

Not sure which town is the right fit? That's usually the first thing worth figuring out.
